Dark Side Performance, LLC, will be using a portion of the existing building for the fabrication and installation of performance automobile parts.  He is seeking to provide retail sales of the manufactured parts.

SITE PLAN APPLICATION – Monster Golf, Submitted by Brixmor Property Group.  For property known 220 Indian River Road, a.k.a. Christmas Tree Shop Plaza.  The proposal is to locate an indoor miniature golf and “lazer tag” in existing store space.  Also for the construction of a mezzanine/2nd floor area.  (Continued from the March 17, 2015 meeting.)

SITE PLAN APPLICATIONARCHITECTURAL STANDARDS SUPPLEMENT  – Submitted by property owner S C Hospitality, LLC c/o Outback #0712.  The proposal is for façade renovation at an existing restaurant (Outback Restaurant) at 132 Marsh Hill Road.

The Town Plan & Zoning Commission will meet at the Town Hall on Tuesday, Sept. 3 at 7:30 p.m.

After all the regular monthly agenda items and before the Public Hearing portion at 8 p.m. the commissioners will  have a discussion on a moratorium on Production, Distribution, and Dispensaries for Medical Marijuana. (this is #5 on the agenda)

PUBLIC HEARING (*1) [This was discussed at the last meeting, but the applicant did not have all the necessary answers or documentation]

6.  *APPLICATION FOR SPECIAL USE, submitted by the Racebrook Estates, LLC for property known as 393 Derby Avenue (former Legions of Christ – “Parcel A”).  The proposal is for the Chinmaya Mission Fairfield New Haven, Inc., to utilize one of the existing buildings as a place of worship.

Proposed construction on-site consists of an addition to the existing parking lot.

The Town Plan & Zoning Commission will discuss a special exception application from Starbuck’s Coffee at its regular meeting at Town Hall, 617 Orange Center Road on Tuesday, Aug. 6 which begins at 7:30 p.m.

The meeting agenda is as follows:

The Town Plan & Zoning Commission Meeting shouldn’t take long on Tuesday, July 2, as it only contains two items in the public hearing portion.

After the commission reviews the minutes from the past two meetings;  discusses Old Business; New Business; hears the  Zoning Enforcement Officer’s Report and goes over a Review of the Zoning Activities Log.

The two public hearing items will be heard:

*APPLICATION FOR SPECIAL EXCEPTION, PERMIT OR USE,  APPROVED

Submitted by Connecticut Restaurant Properties, LLC for property known as 121 Boston Post Road.  The proposal is to continue to utilize an existing Drive-through Service Window for a Popeye’s Restaurant.  A Special Use is requested as per 383-42 E (Food take out service), 383-131, 383-137 and 383-141 (Special Standards for a Drive-through Service Window).  A SITE PLAN APPLICATION has also been submitted.

*APPLICATION FOR SPECIAL EXCEPTION, PERMIT OR USE, APPROVED

Submitted by Cynthia R. Visnic for property known as 974 Patricia Court. The proposal is to construct a pool house/cabana 18’ x 20’ (with a height of 15’) and a 3 car garage 24’ x 40’ (with a height of 21’).  A Special Use for larger ground coverage and height is requested as per Sections 383-26 I (3) (a) and 383-133 of the Orange Zoning Regulations.

If the Zoning Commission approves its plans, Million Snack Foods may open a restaurant in Orange in the near future.

The Million Snack Foods site plan application will go before the Town Plan & Zoning Commission during its regular meeting at Town Hall on Tuesday, Sept. 4 at 7:30 p.m.

The issue has gone before the commission before, but the paperwork has been incomplete.

The company hopes to convert 1,000 square feet of retail space at 31 Old Tavern Road (Firelite Shopping Center) into restaurant use.
